The Cabo San Lucas housing market entered July with growing inventory, renewed listing activity, and an increase in pending transactions. Buyers had more properties to consider, while sellers faced greater competition for attention.

MORE HOMES ENTERED THE MARKET

Twenty-four houses were newly listed in Cabo San Lucas during July, bringing active inventory to 132 properties. Ten of July’s new listings were priced from $300,000 to $349,999, making this the most active price segment for new supply. At the luxury end, one new property was listed above $5 million.

FOUR SALES—AND ONE IMPORTANT STATISTICAL OUTLIER

Four houses closed during July. The median sale price was $370,000, while the average was substantially higher at approximately $1.73 million.

That difference was caused largely by one transaction above $5 million. With only four monthly sales, a single luxury closing can dramatically raise the average. The median therefore provides a more representative indication of where the middle of July’s activity occurred.

BUYERS CONTINUED TO NEGOTIATE

The average sale-to-list-price ratio was 95.3%, indicating that buyers typically purchased below the seller’s most recent asking price. The sale-to-original-list-price ratio was 93.3%, showing the additional effect of price adjustments made before a sale.

Average market time was 209 days, while the reported median was 241 days. This remains a market where buyers have time to compare options and where realistic pricing is essential.

WHAT THIS MEANS FOR BUYERS AND SELLERS

Buyers currently have a healthy range of choices, particularly below $500,000 and in the luxury segment. The combination of growing supply, extended market times, and sales below asking price may create negotiating opportunities.

With 132 active listings, sellers must compete on more than location alone. Accurate pricing, professional presentation, complete property information, and targeted marketing are increasingly important.

The strongest activity we are seeing is among buyers who recognize value quickly but remain disciplined about price. With more homes entering the Cabo San Lucas market, presentation and accurate pricing are what separate the properties receiving serious attention from those that sit.

CABO SAN LUCAS MARKET OUTLOOK

The eight pending transactions recorded in July provide an encouraging indicator of future closing activity. Still, buyers remain selective, and the gap between original asking prices and final sale prices suggests that overpricing can extend market time.
