The Cabo Corridor recorded the largest inventory of the four Los Cabos areas reviewed in July. New listing activity was strong, but buyers remained deliberate and completed sales represented only a small portion of the available supply.

THE AREA’S LARGEST SELECTION OF HOUSES

The Cabo Corridor had 191 active houses at the end of July. Twenty-six new listings entered the market during the month, adding properties across a wide range of prices.

The median active list price was $563,000. This was far below the average active price of approximately $1.33 million, demonstrating how higher-priced luxury inventory influences the area-wide average.

SALES ACTIVITY ACROSS SEVERAL PRICE POINTS

Eight sales closed during July, generating approximately $7.23 million in volume. The median sale price was $586,638, while the average was approximately $904,160. Four additional homes went pending during the month.

PRICING AND MARKET TIME REMAINED IMPORTANT

Houses sold for an average of 95.6% of their most recent list price and 88.4% of their original list price. The difference suggests that price reductions played a significant role in bringing some listings into alignment with buyer expectations.

Average days on market was 254, with a median of 225 days. These figures reinforce the cost of entering the market at an unsupported price.

WHAT THIS MEANS FOR BUYERS AND SELLERS

The Cabo Corridor provides substantial choice. Buyers may find opportunities among homes that have accumulated market time or undergone price adjustments. Ocean views, beach access, club memberships, homeowners’ association fees, completion status, furnishings, and rental potential can all affect value.

With nearly 200 active houses, sellers need a clear strategy for differentiating their property. Pricing should be based on the most relevant competing listings and closed sales—not simply the average for the entire corridor.

The Cabo Corridor offers buyers tremendous variety, but the market cannot be evaluated as one uniform area. Community, view, beach access, amenities, and completion quality all influence value. The properties generating the strongest interest are those whose price clearly reflects those differences.

The arrival of 26 new listings gives buyers additional options but also increases the competition facing sellers. Pending activity should be watched closely to determine how quickly this supply is absorbed.
