Exceptional luxury closings defined the San José Corridor housing market in July. Only five sales were recorded, but those transactions generated more than $61 million in volume.

A CONCENTRATED LUXURY MARKET

The San José Corridor had 85 active houses in July. The median active price was approximately $5.3 million, and the average was approximately $7.06 million.

Luxury supply was a defining feature. Thirty-eight active houses were priced above $5 million, representing approximately 45% of available inventory. Only six new listings entered the market during July.

FIVE CLOSINGS GENERATED $61.4 MILLION

Five houses sold during the month. Their combined sales volume reached $61.4 million, with an average sale price of approximately $12.28 million and a median of $9.25 million.

These figures reflect the specific luxury properties that closed in July. With only five transactions, they should not be interpreted as evidence that every San José Corridor property increased substantially in value.

LONG MARKET TIMES REQUIRE CONTEXT

Average days on market reached 543, but the median was much lower at 255 days. The gap indicates that one or more properties with exceptionally long listing histories raised the average.

Homes achieved an average of 94.6% of their most recent list price and 91.9% of their original asking price. Even at the highest end of the market, buyers negotiated and sellers adjusted expectations.

WHAT THIS MEANS FOR BUYERS AND SELLERS

Buyers should avoid relying on area-wide averages alone. Comparable sales must be matched carefully by community, beachfront position, club access, age, architecture, renovation level, and included furnishings.

Luxury sellers need an equally specific pricing and marketing strategy. The buyer pool is narrower, and global luxury buyers compare Los Cabos with other resort destinations.

The San José Corridor remains one of the most specialized luxury markets in Los Cabos. Qualified buyers focus on scarcity, privacy, architecture, beachfront position, club access, and turnkey quality—not simply price per square foot. Successful transactions begin with understanding how a property fits within that very specific competitive set.

SAN JOSÉ CORRIDOR MARKET OUTLOOK

July demonstrated that a small number of significant closings can transform the monthly statistics. Three pending properties provided a modest transaction pipeline, while limited new supply helped prevent a larger expansion of inventory.
